RESIDENTIAL APPRAISALS
We are competent in the valuation of residential properties, including single-family residences, residences on leased land, vacant residential sites, individual proposed dwellings, Common Interest Development (CID) units, including condominium units, and small income properties. We are approved by the Federal Housing Administration (FHA).

FHA RESIDENTIAL APPRAISALS
All of our appraisal staff is approved with the Federal Housing Administration and are experienced in the appraisal of residential properties per FHA guidelines.

THE APPRAISAL OF MANUFACTURED HOMES
Mr. Hibbard, as well as several staff appraisers are experienced in the appraisal of mobile homes and manufactured homes. Mr. Hibbard is also experienced in the appraisal of mobile home parks.

COMMERCIAL PROPERTY APPRAISALS
We are competent in the appraisal of investment, commercial and industrial properties including office buildings, Common Interest Developments, residential subdivisions, special purpose properties, as well as agricultural properties and recreational islands. We are specialists in the appraisal of residential subdivisions.

APPRAISAL CONSULTING
We are competent in the development of feasibility studies, rental surveys and leased fee and leasehold interest appraisals.

LEGAL SERVICES
Mr. John W. Hibbard is experienced in the development of expert witness services regarding all real estate appraisal issues. Mr. Hibbard’s competence has been established in both Santa Clara County and Sonoma County Superior Courts.

APPRAISAL REVIEW
Mr. Hibbard is expert in the review and audit of appraisal developed for use by federally insured and federally regulated depository institutions nationwide, with special emphasis on USPAP compliance issues. Mr. Hibbard has special expertise in this area, including extensive consulting experience with the California Office of Real Estate Appraisers, and with more than 20 California and Washington State banks. Mr. Hibbard has been educated by the Appraisal Standards Board, and is one of a small group of appraisers nationwide who have been designated by the Appraisal Qualifications Board as Certified Instructors of the Uniform Standards of Professional Appraisal Practice [USPAP].
